Access

An on-site transit center and ample green space with multi-modal pathways creates a destination that is accessible by foot, bike, public transit or car. Parking lots should include landscaped islands that provide shade and can accommodate stormwater infrastructure.

Greenspace

Greenspace throughout the site is anticipated, both to act as a centralizing element and to enhance beautifully re-naturalized 80-acre Whitehall Community Park and the access to Big Walnut Creek.

Housing

Residential options on site should support a range of housing options and price points, integrating market rate and workforce housing to create a diverse neighborhood. Already, N.R. has committed to 20% of the housing units being dedicated to workforce housing, with a qualification of being at 80% of less of the area median income (AMI) for Franklin County. Housing should support residents that currently live within the City as well as attract new residents that may work nearby.

Commercial and Office Space

It is projected that the site can accommodate hundreds of thousands of new commercial and office space, bringing new services to our residents and economic base to our community. Commercial and office uses are likely to be situated along E. Broad Street and N. Hamilton Road, where increased visibility by passerby can help support businesses.
